Karen E. Daily is an attorney who has been practicing law since 2003, and a resident of Northern Virginia since 2013. Karen currently works as a settlement attorney for EKKO Title LLC in their Ashburn, Virginia office. Karen has extensive experience in civil litigation, business litigation, and real estate law. Since 2009, Karen has focused on residential and commercial real estate, foreclosure, title resolution, landlord/tenant law, creditor’s rights, and boundary and easement disputes.

Karen has represented major lenders, mortgage investors, GSEs, servicers, agents and trustees in real estate lawsuits throughout the Commonwealth of Virginia. Karen’s extensive courtroom experience extends to all trial courts in the Commonwealth of Virginia as well as the Eastern and Western District Courts of Virginia. Karen’s cases include: Pennington v. PNC Mortgage Inc. and Samuel I. White PC, 2010 WL 8741958 (E.D. Va. Aug. 11, 2010), which is the most often cited case in the Eastern District of Virginia for analyzing HAMP claims, and Horvath v. Bank of New York Mellon, 641 F.3d 617 (4th Cir. 2011), which is now the leading case on the necessary documentation needed by a lender in order to foreclose in Virginia. Karen also was the co-coordinator for “Foreclosure Law in Virginia: What the General Practitioner Needs to Know”, which was presented at the Thirteenth Annual Bench Bar Conference by the Norfolk & Portsmouth Bar Association (April 6, 2011).

In 2015, Karen developed and taught courses regarding title issues and settlement issues to agents at Century 21 Redwood Realty.

Karen graduated from James Madison University, magna cum laude, with a Bachelor of Music Degree, emphasis in the music industry. While at JMU, Karen interned at Wolf Trap Foundation for the Performing Arts. Karen attended and graduated from University of Richmond School of Law. Karen joined the Moot Court Board while at the University of Richmond. After graduating from University of Richmond, Karen interned at the Recording Industry Association of America.
